Commercial Energy Performance Certificates
Commercial properties and public buildings account for almost 20% of the total carbon emissions within the UK. The government have established that there needs to be a significant reduction the amount of CO2 expelled by commercial and public properties. That is why in August 2007 the government introduced the Energy Performance Certificate.
Domestic and Commercial Energy Performance Certificates, essentially, provide the same information, though the way in which this information is obtained differs slightly. In addition to inspecting various areas such as boilers, building materials and windows, Commercial Energy Assessors inspect any fixed appliances that condition the interior environment such as air conditioning.
Commercial Energy Performance Certificates are more complex than Domestic Energy Performance Certificates.
Energy Performance Certificates are a legal requirement for any commercial and domestic properties up for sale or rent, or under construction within the UK. The majority of properties that are exempt from requiring Domestic Energy Performance Certificates will, generally, be required to produce a Commercial Energy Performance Certificate.
As with Domestic EPC’s, Commercial Energy Performance Certificates must be undertaken by a fully qualified Commercial Energy Assessor. The assessor should not inspect properties that are higher than the level to which they are qualified.
