Commercial EPC

An EPC is a document that is used to identify a buildings energy efficiency. An EPC can also be used to identify what savings could be made to energy bills, though they are only rough estimates based on national averages. EPC’s were introduced to help identify and address what properties are underperforming and ultimately contributing to the UK’s carbon emissions.

A Commercial EPC contains the same requirements as a domestic EPC, though there are a number of supplementary criteria that are tailored to suit the requirements of commercial properties. Many buildings that are exempt from requiring a domestic EPC would require a commercial EPC.

A Commercial EPC is required for properties that have a floor area greater that 50m² and contain fixed services that condition the interior environment. Commercial properties are split into three levels, 1, 2, 3. Level 3 buildings are small buildings that contain heating systems less than 100kW and cooling systems lower than 12kW. Level 4 buildings are purpose built, with heating systems greater than 100kW and cooling systems higher than 12kW. Level 5 are larger buildings whose shape a far more complex than conventional buildings.

Commercial EPC’s are conducted by Commercial Energy Assessor, whom must be qualified to the level of the building. A Commercial Energy Assessor qualified to inspect level 3 properties, for example, cannot inspect level 5 buildings. Commercial properties are also rated on a scale of A to G, like domestic properties, though the meaning of the ratings differs.
