Why do I need an Energy Performance Certificate (EPC)?

As of 1st October 2008, new government legislation requires ALL rental and sale properties to have a valid EPC prior to being marketed by the agent. This gives prospective tenants or purchasers an insight into the energy performance and running costs of the dwelling.

It is the responsibility of the person selling or renting a building to have a valid EPC to show to prospective buyers and tenants. The Energy Performance Certificate (EPC) must be given to the eventual buyer or tenant

The Energy performance certificate (EPC) is valid for 10 years for rental properties and 3 years for properties that are being sold. We would encourage you to update your EPC when any works are carried out on the property that may improve its rating (such as a new boiler/insulation or double glazing). This is advantageous to the landlord and prospective buyers or tenants.
