Inventory Clerk

When renting a property it is essential that you have a record of all items and the condition of both these items and the building itself.  These lists are usually known as property inventories and are conducted by an Inventory Clerk.

An inventory clerk is responsible for creating an inventory. It is industry protocol for an Inventory clerk to be hired from a third party, ensuring that an unbiased inventory is created. If this is not done and a dispute ends up in court, a judge will dismiss the inventory and usually rule in the tenants favour.

A clerk will create three documents as part of a property inventory.  The document itself will be created; in addition a check in report is also produced before tenants sign the tenancy agreement. A tenant must also sign the inventory and check in report in agreement in order for it to be valid. When a tenant leaves a check out report must also be produced and signed. The check out report created by the clerk is compared to the initial inventory, ensuring that the property is in the same condition as it once was.
