Inventory Template

An Inventory template are readily available on the internet; many websites charge a fee to download an inventory template, though these templates can be very basic and provide no guidance on how to conduct an inventory.

What the websites also fail to mention is that a property inventory created by anyone other than an independent clerk will not be valid in a court of law. This means that if a landlord created their purchased a template and created their own inventory and subsequently taken to court over a dispute, the judge is going to favour the tenant as the inventory was created by the landlord, therefore  in no way could it be impartial.

Inventory clerks will have their own bespoke template that can suit the needs of any landlord. The template used by clerks is usually created in house or by professionals and is not available to the public. Clerks will use their template to produce a detailed listing of all items within a property and their condition. Inventory clerks will also examine and record the condition of the property itself such as windows, walls, fixtures etc.
