Property Inventories

Property Inventories are used primarily used by landlords and letting agencies. Property inventories are lists of all the items within a building and the condition of the items and the building itself.

Property inventories can be created by anyone, all you need is a template. It is stressed however that for inventories to be valid they must be produced by an independent inventory clerk. This ensures that, should inventories be required as proof in a court of law, all information is unbiased.

Property inventories consist of three separate documents. Inventories themselves, check in reports and check out reports. A check in report is produced when a tenant wishes to sign the tenancy agreement. Both the inventory and check in report must be signed by the tenant, landlord and clerk, showing that all parties are in agreement over the contents and condition of a property. The check out report is created upon a tenant leaving; again this must be signed by relevant individuals in order for it to be valid.

Property inventories are an indispensible tool when renting a property. If a dispute over the contents or condition of a building goes to court, inventories could be the difference between the judge ruling in favour or against you.
