Property Inventory

With the introduction of the tenant deposit scheme it’s essential that an independent property inventory is carried out prior to the commencement of any let. The property inventory should include all items included in the let whilst also noting any existing damage.

At BLC Property Services we take the pressure of Property Inventories away from you. Upon Check-in we list the appliances and furnishings as well as the general condition of the property, thus setting the standard for which the property should be maintained and returned. Meter readings are noted and over 100 photographs are taken to guarantee accuracy. We leave no stone unturned.

The inventory can be used in conjunction with the tenancy agreement, and can be consulted upon at the termination of the tenancy during the check out process to ensure correct usage of the property. The condition of the property is then compared to the condition illustrated in the inventory during check in. Thus allowing us to describe any changes and assign liability either to the landlord, the tenant or to general wear and tear. The inventory is checked and signed by the tenant thus limiting the opportunity for disagreements at this juncture.

Our Property Inventory and Condition Report provides a fair, objective and impartial record of the general internal condition of the property and its contents. Where necessary, it also provides a general overview of the condition of the property’s external elements.

Check in
Our check in services invoices meeting your tenant at the property upon day of move in with our completed inventory report. Our inventory clerk will go through the inventory room by room and even show the tenant where the utility meters are, readings of which we have already noted. At the end of the tenancy the tenant will be issued with the inventory report to be signed.

Interim Check
The interim check is a through process that gives you an instant snap shot of your property’s condition. The interim (aka Mid Term Report comes highly recommended as this identifies any potential issues that can arise later on in the tenancy).

Our easy traffic light report system will report on five areas of each room of your property. Each room will report a red, amber or green traffic light to show any areas requiring attention. An ideal report will have every area showing a green light resulting in no cleaning required, no damages, no faults reported, no missing items and no items requiring the landlord’s attention. This may not always be the case, making this product not only essential for landlords but it also gives you the landlord the power to make instant informed decisions.

Check out
At the end of the tenancy BLC Property Services will re-inspect your property taking the tenant (if present) around the property and record data using our state of the art PDA device to update and make any changes that are required to the original Inventory Report.

As well as the property condition we also note and photograph utility meter readings.
